Below, you will find seven fundamental steps that will help you understand what to expect and how to prepare for buying a home.
The first thing you will want to do as you begin the home buying process is to set up an initial meeting with your real estate agent. Items you should have ready are your latest pay stubs, tax returns, and W2s for the mortgage specialist to determine what you are qualified to borrow. Our preferred lender will guide you along the way.
After we have determined your budget with pre-approval, Team Thompson will show you homes for sale that meet your criteria. Searching through thousands of listings on your own is time-consuming. We keep a trained eye on the market and send only qualified home listings so you are choosing between the best options.
Once you have narrowed down which homes for sale have potential, we will schedule a viewing. Viewings will allow you to walk through a home and see the floor plan layout, style, and details of the house, along with previewing the neighborhood amenities, schools, and more. Visiting listings will help you decide if you could see yourself living in those homes. We can also attend open houses and show you both new construction homes for sale and existing inventory.
Once you have found the home you like, we will help you decide how much to offer for it. We will present the offer, with any conditions if you have them, to the seller’s agent. Your offer may get accepted right away, and you can move on to the next step. However, many times the seller will present a counter-offer. Congrats! Your offer has been accepted. Now it is time for the appraisal and the inspection. Mortgage companies require an unbiased professional’s opinion to determine the value of the home for the mortgage. This is known as an appraisal. Meanwhile, you should also have your home inspected to ensure there are no major issues inside or outside the home. If everything goes according to plan, you’ll be ready to close on the house.
Closing on your house is a time to celebrate! It’s the last step in buying your new home. After inspections, home appraisals, funding, and title searches are complete, you will meet with your lender and sign all the necessary documents to transfer ownership of the property to you.
